Factors That Affect the Cost of a Tile Roof Replacement

Like all aspects of construction, the cost to replace a tile roof will vary based on location, style, materials, and accessibility. The type and quantity of tiles used, access to the eaves, and ability to remove tiles without damaging the remaining ones will factor into the price as well.

The Size of Your Roof

One of the main factors that contribute to the cost of your roof replacement is your roof size. Not only does it impact supply costs, it impacts your overall labor costs as well.

Roof size also influences things like: complication of the cuts, angles, and the number of planes and valleys your home has. Your roof steepness also plays a part in the overall cost of your roof replacement. For instance, having a more complex roof will cost you more than a simple ranch-style roof.

In particular, exterior structures attached to your roof add to its overall complexity. Having roof vents, a chimney, and skylights will typically be more expensive than a structure-free roof.

The Type or Style of Roof You Have

Apart from your roof's size, its type and style can also impact the overall cost of your roof replacement. These features add to their complexity and would have varying costs when calculated.

  • Flat - This type of roof prevents the trapping of rainwater due to its flat surface. The only downside it has is that it doesn't have any structures to let rainwater fall. It costs $12 to $14 per square foot, making it one of the most affordable roof style choices.
  • Spanish - Spanish-style tile roofs have patterns similar to waves that let rainwater move downwards. It's an ideal choice in regions with heavy rains and ranges from $13 to $15 per square foot.
  • Pantile - Pantile roofs create a pleasing visual effect with their flattened "S" shape. They mimic the wave-like pattern of Spanish-style roofs and also have waterways for water to run off more conveniently. The installation of Pantile roofs costs around $12 to $15 per square foot.
  • Mission/Double Roman - Unlike Spanish-style roofs, this Mediterranean-style roof has smaller waterways, but more of them. Because of this, water can flow more freely. So Mission tiles, also called Double Roman roof tiles, usually cost from $14 to $17 per square foot to install.
  • French - French roof tiles or profile tiles have evident indents that allow rainwater to run off faster than other roof styles. With this feature, the cost for the installation of this type of tile ranges from $15 to $18 per square foot.
  • Riviera - Riviera-style roof tiles are flat with elaborate ridges. Installing these tiles on your roof will give you a noticeable shading pattern for around $15 to $18 per square foot. 
  • Barrel Tile - Barrel-type roof tiles have a semi-cylinder curved shape that prevents molds from developing in regions with high humidity. That's why installing this type of tile will cost you around $14 to $16  per square foot.

Roof Damage

Damage to your roof structure can also add to the cost of your roof replacement. Sometimes we find damage to your roof's underlayment, flashings, or boards, which requires repair or replacement of these structural parts, increasing the overall replacement cost.

Labor Costs

Aside from the roofing material, you also need to consider the labor costs. Roofing is a complex project with a lot of people and expertise required. It’s especially important to hire a quality, experienced roofing company when doing a tile roof replacement because it’s more difficult than a standard shingle roof replacement.

Clay Tile Roof Cost

The price of clay tiles is slightly higher than other roofing materials. They’re generally priced between $7 to $10 per square foot and can go as high as $15 to $35  per square foot when installed due to added labor.

Concrete Tile Roof Cost 

Compared to clay and terracotta, concrete tile roofs cost from $$5 to $7 per square foot. But with professional installation and replacement, it can reach up to $15 to $20 per square foot. This particular characteristic makes this type of tile roof budget-friendly.

Terracotta Tile Roof Cost 

Among the three tile roof materials, terracotta tiles are more costly. You can expect to pay from $15 to $18 per square foot. Installed, the price averages from $30 to $45  per square foot. Nevertheless, their impressive no-fade color and expected service life in the future make up for these upfront costs.

An Important Note About Tile Roof Replacement Costs

Knowing the average cost for a tile roof replacement and all the factors that affect the cost is important information to have when you are replacing a roof due to wear and tear.

If you are filing an insurance claim, you are only responsible for the deductible portion of the claim. 

With that said, even if your roof replacement is covered by insurance, you can only replace your roof with the same style (without paying extra). If you’re looking to upgrade from shingle to tile, you’ll need to pay out of pocket for the added costs beyond what was approved.
